OREBIC IN THE 19th CENTURY ACCORDING
TO THE CADASTRE FROM THE REIGN FRANCIS I
Summary
The book is based on data obtained by
analysing the cadastre documentation created
within the first systematic survey of land plots
in the area of the Habsburg Monarchy, the
implementation of which was initiated by Emperor
Francis I in 1817. In the first, introductory chapter,
along with an overview of the current state of
research and historiography of the Pelješac
peninsula, history of the real estate, cadastre
documents and land plot registries created in
the area of the Republic of Ragusa and Dalmatia
prior to the 19th century are being outlined. This
is followed by a detailed description of the Francis
I cadastre documentation and its purpose and
relevance for historical research. Entries of
construction and land plots are described, as
well as their form and content, while subsequently
insight is provided into the list of cadastre reports.
Next, the importance of the cadastre map for
the research of spatial development and
distribution is pointed out. The first chapter also
brings the framework for the social and economic
circumstances in the peninsula of Pelješac, within
the Republic of Ragusa, which had great impact
on the development and social structures during
the time of Austrian administration in the 19th
century, such as in the areas of agriculture and
land plot property relations. Finally, basic
characteristics of the Austrian rule in the 19th
century and the administrative constitution in
the area of Dalmatia are delineated, with a special
emphasis on the district of Dubrovnik, within
which the peninsula of Peljesac was.
The second chapter dwells in detail on the
issues of the relations in agriculture, ownership
structures, the characteristics of agricultural
land and the influence of naval endeavours on
the changes within social structures and the
economic development. The issue of serfdom
and indigenous agrarian land economic relations
was a stumbling block that impeded the
development of agricultural production. Even
though, starting from mid-19th century, there
was gradual agrarian reform - up to the end of
this century, relations within agriculture did not
significantly change. Certain changes and
individual purchases out of serf subjection
occurred under the influence of naval capital.
The cadastre registries note land owners but
land possession as well i.e. the tillers of the
land, and thus enable the analysis and calculation
of the share of construction and land plots
encumbered by serfdom and agrarian economic
relations, which is significantly important for
the research of the agrarian state in the middle
of the 19th century. The cadastre reports bring
detailed information on the degree of development
of vine, olive, farming and cattle cultivation
and raising, and the distribution as per type and
class of individual cultures produced, and the
estimate of the cadastre revenue for each of the

stated cultivated cultures. This also includes the
amount of cadastre gross and net revenue at the
level of the municipality. In case of terraced
land areas, which is the predominant type in the
peninsula of Pelješac, vine and olives were most
productive sorts, which is why the overall agricultural
production was subordinated to the cultivation of
these two cultures. Some minor cultivated areas
were dedicated to gardens and the cultivation of
vegetables. It is only in the area of Podgorje that
part was intended for plough fields for grain, a
negligible part of cultivated land.
The third chapter analyses the data from the
Construction Land Register, and - aided by the
cadastre map - construction objects and the
spatial distribution of private, sacred and public
objects are located, while the development of
settlements, the intensity of settling and changes
in the structure of settlements are monitored.
Space was dominated by the private sphere.
Private objects and the outlook of houses and
gardens mostly exhibit the influence of naval
capital and high culture of dwelling. Housing
units are surrounded by gardens and utilitarian
objects used for general economic purposes and
storage of crops, while houses of naval captains
and ship owners particularly stand out both in
terms of size and look. Church objects blended
into the structure of settlements. Two churches
from the 18th century were situated along the
shore, while the new church of Mary Help of
Christians, constructed during the second half
of the 19th century, was to be found deeper within
the settlement structure. The construction of
public and infrastructure objects was more
intensive during the second half of the 19th century,
especially in the settlement part along the shore,
where the entire quay was reconstructed. Changes
are also visible in the extension of the shore
road, the construction of the great pier and a
whole array of smaller mooring points, and
several newly constructed buildings of public
utility along the sea. With the construction of
the great pier, the area of settlement extended
more and more westwards.
The final, fourth chapter is dedicated to
demographic peculiarities and family structures.
With the help of summary data on family ownership
over different construction objects and land
property, the most significant families of Orebič
are studied, as well as their assets and family
relations. Naval capital enabled the rise on the
social ladder and the establishment of many an
Orebič family as rich citizenry, while - during
the 19th century - the following were prominent
most: the families of Fiskovič, Gurič, Sunj, Kerša,
Flori, Bizzarro, Mimbelli, Kovačevič, Orebič,
Bclatin, Karabuča, Jerkovič, Lazarevič, Stuk,
Ivaniševič and Druškovič. The greatest success
in the naval affairs during the 19th century was
achieved by the families of Kerša, Flori, Kovačevič
or Mimbeli, these investing their capital most
into further development of naval entrepreneurship
and shipbuilding, outside Pelješac too, which is
why the cadastre does not register larger land
plots in their ownership. On the other hand, the
families of Fiskovič, Šunj or Gurič, particu larly
on account of naval success, ever increased their
property and placed the surplus of capital precisely
into real estate and land property. Using the
example of the families Orebič or Bizzarro,
financial weakening or extinction of families and
the sales of family property is monitored.
Nevertheless, the overall ownership structure of
individual families of Orebič would require insight
into cadastre registers of other settlements in
Pelješac, mostly those in the vicinity of Orebič,
from Stankovič to Kučište, and Viganj and
Nakovane, because many families that lived in
Orebič during the 19* century moved here precisely
from these settlements, so one can assume they
had certain property there, probably even larger
ones than in Orebič itself.
